TIPS FOR AN ACCURATE QUOTE

- Include your spouse's age even if they are not yet 62. Loan proceeds are always based on the age of the youngest borrower.
- If you are within six months of your next birthday, the calculator counts you at the next age, which is how HUD's tables work. If you are close to that six-month mark, waiting a few weeks can increase your proceeds.
- If you have a HELOC (home equity line of credit), include that balance in your total mortgage payoff.
